Why it matters

The friendly person in the model home works for the builder.

Builders use their own contracts, their own lenders and their own timelines. Having someone in your corner who reads every page, asks the hard questions and represents only your interests is the simplest way to protect the biggest purchase you'll make.

Buying new construction

What a Free Agent does for you.

New construction looks simple. A lot happens between the model home and move-in day that the brochure leaves out.

01

Compare communities and builders

Lot premiums, HOA and MUD taxes, school zones, build quality and resale history. We help you compare the numbers that don't show up on the sign.

02

Negotiate incentives and upgrades

Rate buydowns, closing-cost credits, design-center allowances and price. We help you decide which incentive is actually worth the most to you.

03

Review the builder's contract

Builder contracts are written by the builder. We walk you through deadlines, deposits, change-order rules and what happens if the build runs late.

04

Stay on top of the build

We coordinate independent inspections at pre-pour, pre-drywall and final, and keep the builder accountable to the schedule.

05

Close, then follow through

Final walkthrough, punch list and help with your 11-month warranty walk, so issues get fixed while they're still covered.

How it works

From first tour to keys.

1

Tell us what you want

Area, budget, timeline and the features you can't live without.

2

Tour with us

We shortlist communities, register you with each builder and tour alongside you.

3

Negotiate and build

We negotiate terms, review the contract and track every stage of construction.

4

Close and move in

Final walkthrough, closing and the keys, with warranty follow-up after.

Before you tour

Most builders require your agent to be with you, or registered, on your first visit to a community. If you sign in alone, many builders won't let you add an agent later. Contact us before your first visit and we'll register you.

Selling a home

The right listing agent, not just the first one.

Choosing a listing agent is the biggest decision you'll make when you sell. We do the vetting for you.

  • We interview agents who actively sell in your neighborhood and price range
  • You meet two or three strong fits and choose the one you trust
  • Buying new at the same time? We coordinate both closings so the timing works

Questions

Good to know.

How are you paid when I buy new construction?

In most new-home purchases, the builder pays the buyer's agent. Before we start working together, our written buyer representation agreement spells out exactly how we're paid and what happens if a builder doesn't pay. Broker compensation is not set by law and is fully negotiable.

Do I need to bring my agent on the first visit?

Usually, yes. Most builders require your agent to be present or registered on your first visit to a community. Reach out before you tour and we'll handle registration.

I already visited a model home. Can you still help?

Sometimes. It depends on the builder's registration policy and what you signed. Tell us which communities you've visited and we'll check.

What areas do you serve?

Free Agent Realty is a Texas brokerage. Our live new-home search currently covers Greater Houston, and we can help with new construction, home sales and apartments across Texas.

Do renters pay for apartment locating?

Apartment locating is typically paid by the property, not the renter. We'll confirm how we're compensated before we start your search.
